City Input Survey

In December 2016, a Land Use Amendment Application and Development Permit was submitted for the Oakridge Co-op site. The property is currently designated as Commercial – Community 2 (C-C2f0.32h16) District. Quarry Bay Investments and Calgary Co-op are seeking to redesignate (rezone) the property to a Direct Control District. The rezoning would facilitate a mixed-use development which would include a new grocery store, medical building, a multi-residential development and a mixed-use office/residential building. There will be a total of 5 new buildings and 266 units.

The City of Calgary is looking for community feedback on the project, in addition to what has been collected in various engagement activities over the last 6-8 months. Their survey can be found here and closes February 28:

    We were given one day’s notice to complete the survey. My two concerns are

    1. the density of population the proposed development would create

    2. the parking or rather lack of it as submitted by the developer.

    I have lived in the Palliser area for 47 years and have shopped at the Co op since it has been built. A good friend sat on the board when the shopping centre was developed and those participants on the board were most concerned about adequate parking on the lot. Adequate parking was provided for the two structures which were built then.
    Since that time in the 1970’s there have been four significant structures built on that existing property and the current developer wishes to construct a huge residential complex, a smaller office building . and and a 9 or 10 story tower in place of a one story existing building. We do not need the congestion of another Glenmore Landing in this area. The development needs to be significantly modified.with adequate parking added.

      Hi Leona,
      Thank you for your feedback. The survey, which was a City of Calgary survey, was available for about a week online and we and the city have been collecting other forms of feedback for several months. That said, we have taken your comments and will submit it to all stakeholders including Co-op, who owns the land.

      There will be specific parking for residential, both at grade (covered, under the housing on the North west area of the property as well as an underground parkade under the new building on the north east corner. Having enough parking for all uses is very important to Co-op and we’ve met the City parking requirements as well with the application.

    I would like to add my voice for a particular aspect of community service to continue with Oakridge Co-op. Scouts Canada has been selling Christmas trees from this lot for over 30 years and has become an important part of the Christmas tradition for many families in Oakridge and surrounding communities. It is a very important fund raiser for Scouts as well as Girl Guides in the community. The propesed professional building will occupy the space currently used by the tree lot each December, (with the generous assistance of Boston Pizza for the electricity hook-up). Will accommodation be made to re-establish the tree lot elsewhere in the Co-op parking lot? I would suggest the space immediately east of the liquor store but better options may be available.. Please let me know if the Scout tree lot is being considered in the new plans.

      Hi Susan – thank you for your question. As you know, community partnerships are very important to Co-op. The construction is going to happen in phases, with the timing of those phases largely dependent on what time of year the project starts – so locations for community activities may vary and at this time we couldn’t say what the location would be during and after construction. Throughout the project and at completion, we will do what we can to maintain and offer the same services we have been providing after the redevelopment occurs on the site including having space available for Scouts to sell trees.     Only main concerns for this development is the high rise apartments and parking. It’s an already busy neighbourhood and with the added population it will create a lot more stress within the community.

      Hi Joan – thank you for your comments – we’ve added additional parking over the previous design, well above city requirements. A parking study will also be done to mitigate stress to to the community
